The Aqua Palms Resort Owners Union is pleased to confirm that an initial document pack has now been submitted to a specialist Egyptian law firm for preliminary review.

The submission includes the Union's constitutional documents, representative owner documentation, management agreements, maintenance records, chronology, executive summary, legal briefing materials and supporting evidence gathered by owners.

Following an initial conflict review, the firm confirmed that it had identified no conflict and invited the Union to provide a representative documentation bundle for assessment.

The firm advised that, for the purposes of an initial review, documentation relating to a representative unit would normally be sufficient, together with supporting evidence regarding the wider resort. This has enabled the Union to proceed without placing unnecessary administrative burdens on all owners at this stage.

One encouraging aspect of the firm's response is its previous experience representing a group of foreign property owners in a dispute involving a resort development in Luxor. According to information provided by the firm, that matter resulted in a settlement in favour of the owners following legal proceedings and negotiations. The firm also continues to assist those owners with property registration matters.

Whilst every case is different and no assumptions should be made regarding the outcome of any future action relating to Aqua Palms Resort, the Union considers the firm's experience in resort-related property disputes to be both relevant and encouraging.

The purpose of the current review is to obtain an independent assessment of: the legal framework governing Aqua Palms Resort; the contractual rights and obligations of owners; the ownership and management arrangements affecting the resort; the basis upon which maintenance charges have been collected; and the legal options available to owners moving forward.

No decision has been made regarding formal legal proceedings. The current focus remains on obtaining professional advice and understanding the legal position before any future recommendations are made to members.

The Union would like to thank all members who have contributed documents, photographs, videos and other evidence to support this process. Further updates will be provided when the preliminary review has been completed.

Just a brief update to let members know that I have now started approaching a number of carefully selected Egyptian law firms on behalf of the Owners Union.

The firms being contacted have been chosen based on their reputation, independence, experience and standing within the Egyptian legal profession. My objective is to identify a firm that can provide impartial advice and act solely in the interests of our owners.

I am also pleased to report that the Union continues to grow. We welcomed another owner this evening, bringing our representation to 96 owners, 122 units, and 38% ownership representation.

This growing level of support strengthens the Union's position and demonstrates the increasing desire amongst owners for positive change at Aqua Palms.

I will provide further updates as responses are received from the firms contacted.

Following concerns raised by the Owners' Union regarding hygiene standards and a vermin infestation identified in the kitchen, Flaming Grill has vacated the restaurant and bar premises at Aqua Palms Resort. Island Breeze officially opened on 23 September 2026 under new management.

The Owners' Union will be publishing a full article in due course covering the new operator's plans, their commitment to owners and guests, and the standards we expect to see maintained going forward. We are cautiously optimistic that this change represents a genuine improvement for all who use the resort's food and beverage facilities.
